Pre-lease: Conditional on the following documents being
fully satisfied by the landlord:

1. Letter of employment (including salary, position, start
date, and status) and the most recent pay stub with the
cumulative amount earned to date.
2. Credit score and report (Equifax or TransUnion, at the
tenant's expense).
3. Clause 9.2 of this offer to lease applies (tenant
consent to verify payment history and provide references
from the previous landlord).

Once the offer is accepted (steps to follow in order):

4. Tenants agree to complete a CORPIQ verification form.
5. Tenants agree to pay a deposit via Interac e-transfer
directly to the landlord (within 48 hours).
6. Proof of liability insurance of $2,000,000 for the
entire term of the lease. 7. Hydro-Québec account transfer
confirmation letter.
8. The tenant is responsible for all rules and fees related
to moving in and out required by the condominium
association.
9. The tenant agrees to provide post-dated checks for the
entire term of the lease, or to make Interac e-transfers on
the 1st of each month.
10. Tenants must read and agree to the building regulations
and by-laws.
11. The Quebec lease will be written in English or French,
along with a consent form for email communications.

During the lease:

12. No pets.
13. The tenant shall not, and shall not allow anyone to,
consume, cultivate, smoke, or vape tobacco, cannabis, or
any other illegal substance in any indoor area of the
dwelling, common areas, or property.
14. Any short-term sublet such as Airbnb will be considered
a fundamental breach of the lease. 15. Tenants will be
responsible for paying any penalties resulting from
non-compliance with the rules and the declaration of
co-ownership.
16. The tenant will also be responsible for any fees
incurred in the event of loss of keys or access chips
(fobs).
17. It is prohibited to sublet or assign the lease without
the written authorization of the landlord and the
condominium association.

End of the lease:

18. At the end of the lease term, the unit must be returned
in the same condition as when it was first taken possession
of, including all included items as well as the condition
of the floors and walls.
19. If the lease is not renewed, the tenant MUST accept all
requests for visits from future tenants, with 48 hours'
notice. The same rule applies to visits from potential
buyers in the event that the condo is put up for sale
during the lease term.

Inclusions : Fridge, oven, cooktop, microwave, dishwasher, washer, dryer, curtains and one storage locker.

Exclusions : Hydro, internet, tenant insurance ($2M civil liability coverage), moving fees if requested by the syndicate.
